What to Expect at Frio RV Park: A Visual Tour of Our Pearsall, TX Home Base

If you’re considering a stay at Frio RV Park, whether for a night, a week, or several months, we want you to know exactly what you’re walking into. No surprises, no guesswork. This post is a visual tour of our park in Pearsall, TX, so you can picture yourself here before you even pull up to the gate.

We’ll walk you through the grounds, the sites, the amenities, and everything that makes Frio RV Park a comfortable home base for workers, travelers, and snowbirds in South Texas.

The First Impression: A Gated, Welcoming Entrance

When you arrive at Frio RV Park, the first thing you’ll notice is the gated entrance. Every guest gets their own access clicker, so you can come and go on your schedule without worrying about your rig or your belongings. Security matters, especially for long-term guests who leave their RV parked while they head to job sites.

Conveniently located just off I-35 on County Road 2013, we’re easy to find whether you’re coming from San Antonio, Laredo, or points beyond.

Spacious RV Sites with Full Hookups

Our lots are built for real RVs, not just compact trailers. You get plenty of space to set up comfortably, pull through without tight maneuvering, and park your work truck or personal vehicle right alongside your rig. Two vehicles per site, with guest parking outside the gate.

Every site comes with:

  • 30 and 50 amp electric service
  • Water hookup
  • Sewer connection
  • Room for trucks, trailers, and equipment
  • Wi-Fi included

Whether you’re driving a Class A motorhome or a fifth wheel with a work truck in tow, we’ve got space for you.

Shaded Lots for South Texas Comfort

South Texas summers are no joke. We have shaded lots with mature trees that help keep things cooler during the hottest months. If you’re staying with us long-term, ask about availability for a shaded site when you book. They fill up fast, especially in the spring and summer.

Inside the Park

Once you’re settled in, you’ll notice Frio RV Park has a quiet, friendly feel. The grounds are well-maintained, the roads are easy to navigate, and there’s plenty of room to stretch out. It’s the kind of place where you can relax after a long workday without feeling crowded.

On-Site Laundry: One Less Thing to Worry About

Nobody wants to drive across town for laundry after a long workday. Our on-site laundry facility means you can wash and dry on your schedule, right here at the park. Clean, well-maintained, and available to all guests.

Community and BBQ Area

When the workweek wraps up or you just want to cook outside instead of in the rig, our community and BBQ area is ready to go. Great for families, small gatherings, or just enjoying dinner under the South Texas sky.

A Quiet, Respectful Community

Frio RV Park has quiet hours from 10 PM to 8 AM, and our community rules are designed so everyone gets a good night’s sleep, especially workers who need to be up early for job sites. The park has a friendly, family-owned atmosphere. Owners Ben and Emily Briscoe, along with our on-site manager Judy, are always happy to help. If you need anything, just stop by the office.

Pet-Friendly (With a Few Ground Rules)

We love pets. Bring up to 2 per site, keep them leashed, and clean up after them. We do have breed restrictions for safety, so give us a call before booking if you have questions about your dog.
